How do I get started?

Can you act for both buyers and sellers?

Yes, I provide conveyancing services for both buyers and sellers, including specialist support for new builds, auction transactions and ownership changes.

Is Stamp Duty payable on transfers of equity?

Stamp Duty Land Tax may be payable depending on the value of the equity being transferred and whether any money changes hands. I will advise you on this as part of the process.

What happens if problems are found during the legal process?

If any issues arise, such as title defects or planning concerns, I will explain them clearly and advise you on the best course of action before proceeding further.

Will I need my lender’s consent for a transfer of equity?

Yes, if there is a mortgage on the property, your lender must approve any changes to the ownership. I manage this process on your behalf and liaise directly with the lender.

How long do property transactions usually take?

Timescales vary depending on the type of transaction. Standard purchases can take 8–12 weeks, remortgages often complete faster, and auction purchases usually require completion within 28 days. I will always keep you informed of progress.

What is a transfer of equity?

A transfer of equity is when ownership of a property changes without it being sold, such as adding or removing a partner or transferring property between family members. Legal documents and lender approval are often required.

Should I get legal advice before bidding at auction?

Absolutely. Once the hammer falls, you are legally bound to complete the purchase. I strongly recommend a pre-auction legal pack review to identify any risks or issues before you place a bid.

Why is new build conveyancing different?

New build purchases often involve tight deadlines, complex developer contracts and properties that are not yet built. I carry out detailed checks on planning permissions, warranties and developer obligations to protect your interests before you commit.

Do I need a solicitor for a remortgage?

Yes. Even though you are not moving home, legal work is required to remove your existing lender’s charge and register the new one. I handle this process to ensure everything is completed correctly and efficiently.
